Working Hard to Protect Your Rights As a Poughkeepsie criminal defense attorney, I have been serving the people of the Hudson Valley for more than 20 years through diligent, assertive and quality criminal defense. I am prepared to put my experience to work for you.

The lease you found online could hurt you

As long as there has been property to own, there have been landlords. So, it can be easy to assume that the lease you found online is representative of every issue you could face, and that your rights are covered in that document. You may even have read through it yourself and found no issues.

With a lease, however, what you don't know can hurt you. When you use a lease found online or a form you purchased in a store, you put your rights at risk.

Online leases do not reflect the law

Many leases you find online are not specific to New York landlord-tenant law. New York law favors tenants heavily, unlike many other states. As a result, if you use a general lease that is not specific to our state, the terms of the lease may result in unforeseen consequences. This may include complicated or extended notice requirements, which can lengthen the time it takes to evict a tenant and cost you more money in the long run.

Likewise, even if the lease you found is tailored to New York landlords, it may not be up-to-date with the law. Landlord-tenant law is continually changing as local courts in the Hudson Valley make decisions.

What do you do if you used a lease from the internet?

You should work with an attorney to create new leases for your tenants. You can use this new form that is tailored to your situation and property when your tenants' leases are up for renewal.

Additionally, if you are trying to evict a tenant under an old lease, an experienced landlord-tenant attorney can help you. Your lawyer will be able to review your lease terms, advise you on your options and take the steps necessary to evict your tenant efficiently and cost-effectively under New York law.
